Apartments, Shops in Riverwood 200, No Trader Joe’s
The Cumberland mixed use development should be completed by the third quarter of 2013.
The mixed use Riverwood 200 development at the corner of Cumberland Boulevard and Cobb Parkway will have apartments, a coffee shop, a bank and eventually office space, but no Trader Joe’s.
A rumor was circulating throughout Smyrna-Vinings that the development would include a Trader Joe’s. But a media representative from Seven Oaks Company said that’s just not the case.
“I don’t think we’re getting a Trader Joe’s because the footprint is a little too big,” said McKittrick Simmons.
Trader Joe’s stores are generally on the smaller side, fewer than 15,000 square feet according to a Bloomberg Businessweek report. A coffee shop, restaurants and a bank are in the works, but because none have officially signed yet Simmons couldn’t reveal the names.
“We’re talking to some national retailers—coffee shops and restaurants you’d recognize,” he said.
Riverwood 200 is a partnership between Seven Oaks and Walton Communities. The development will feature a five-story apartment complex with 30,000 feet of retail space in an adjacent building.
The one to three-bedroom apartments will feature luxury amenities like crown molding and kitchen islands. The complex will also feature a pool and rooftop deck with view of Atlanta and Buckhead.
Simmons said that there are plans to construct an office building on a neighboring site in the future. The residential and retail components of the development are scheduled for completion in the third quarter of 2013.

You know this is an incredible spot with what could be incredible downtown views of the city. Only 5 stories? Seems like a waste.
Everytime I go to another city it seems their suburban developments are 2-3 scales better than what is in Atlanta. I just don't understand it.

Let's fill Cumberland first and make it walkable before going vertical too much. There's plenty of space on the ridge for more high-rise when ready. Even my neighborhood of single family homes has a tennis court has a view of the city, along with my upstairs windows if I stand on a chair ;-)
So views aren't that unusual for Smyrna/Vinings/Cumberland, but walkability is. We have the beginning of a real walkable area.
Some work has to be done to bring some housing to the mall area so it isn't so sterile, then I think we've got it. All the residential development has been along Cumberland Blvd or along the river.
By the way, there was a Park Vinings highrise condo tower planned right nearby but it couldn't pre-sell enough units to build.

I'd like to see more homes developed, not more rental apartments. Seems like it's one apartment complex after another.

Since no Trader Joes at Riverwood there is a great local spot for one just down the road a little bit -- Come on Smyrnites -- do I hear petition for Jonquil Plaza anyone?

Thee perfect place is at West Village because of its easy access from I285, which would draw plenty of customers from West Atlanta, South Cobb and West Cobb, in addition to serving Smyrna and SW Marietta.

Footprint is too big for West Village. It'd have to be across the street on the empty lot near the bank or where the Pilot across the highway is about to be torn down.

I have an email from Bob Ott. He was asked "Has the Pilot truck stop given any indication of new plans to relocate?" His response was "No, the project was changed at the state's request to a different design which did not require the truck stop to move. Since the state is now paying for the project the county went with the new design."
I've also been told that Pilot owns that land and they have no intention of selling or relocating.
