Visions for Vacancies: South Cobb Drive Dairy Queen
What would you like to see in the vacant 4,170-square-foot restaurant space?
Visions for Vacancies is Smyrna-Vinings Patch's weekly feature that looks at a vacant building and asks readers what they'd like to see there. This is your chance to dream big. If it were up to you, what would you open there?
This week Visions for Vacancies takes a look at the vacant building at 2596 South Cobb Drive that was formerly a Dairy Queen. This 4,170-square-foot building was built in 1969 and is still restaurant equipped from its days serving Blizzards and Sundaes.
The building is listed at $479,000 and is in the same shopping center as the new home of Adventure Outdoors. An added bonus, the building is located within the North Smyrna Opportunity Zone meaning that business owners within the zone who hire two full-time employees receive a tax credit worth $3,500 per job.
So what would you like to see in the old Dairy Queen building? Tell us in the comments.

Hi Duncan- I can understand your frustrations but let's maintain a positive outlook on things. As Smyrna continues to try and bring in new business, the only way we can attract what is needed for our community is if we try and work together to improve. There are many positives in Smyrna and opportunity for development and growth. A unified plan and pressure on businesses to follow a plan would be required in order to improve. That plan is what needs to be created and it needs to be clear to businesses. If not followed, then there should be negative impacts. I feel if the city is willing to guide and provide incentives to improve, I think we could see some real changes. The problem I see is that the city is so fragmented. If you could help me better understand why, that would be great. Do you have anything to offer the city that could potentially help improve our area or are you too busy keeping your negative view on how things are going? Thank you if you are volunteering and working with others to show that Smyrna is and will continue to be a great place to live.

I agree with Maria. Bulldoze all the old run down buildings there. Parts of South Cobb Drive are an embarrassment.

I met with the real estate agent last Thursday, they may have an offer on the table. They are looking at around $3500-$4000 month if they rent it. This used to be the number 1 Dairy Queen in the US in sales.

I think Smyrna has too many strip malls and many are (mostly) vacant. Consolidation is needed. We need something to bring in tax$ and empty strip malls aren't helping. The area needs a beautification plan. Property owners should be required to improve their property or get out. I wish this city was a bit more strict on owners that have property with less than 20% occupied. Also, how is it vacant propery has grass levels over my head?

The City of Smyrna is not in the strip mall business. The City is not in the business to impose regulations on a businessperson and tell them how to run their business. The City is in business to provide basic services. The issue with the strip malls and vacant buildings is age and location, location, location – Demographics and traffic patterns have changed. The retail brick and mortar locations are becoming history.
If you are aware of vacant property in the City of Smyrna that is overgrown with vegetation, contact the City Marshals via email and they will take care of the problem.

Mike Smyrna - Good luck with getting the city to enforce codes.
DG - Over half of the houses in Smyrna are rentals.

I found these statistics through a link in his web site. Then made this post.

For zip code 30080:
Renter-Occupied (dwellings) 12,554
Owner-Occupied (dwellings) 11,104
Vacant 3,028
Source: Onboard Informatics
Maybe MK is referring to that.

Unfortunately, this statistic still does not provide an accurate understanding as to what represents the rental-occupied (dwellings). Given the high number of apartment communities in the Smyrna area, it would appear that they would possibly be the source that increases these numbers. It would be more interesting to see this statistic broken down into home rentals, condo rental and apartment rentals. Then one could arrive at a stronger understanding as to our housing trends and sources to the rental community.

Look at the pie chart. For zip code 30080 50.24% of property is Rented, 37.28% of property is Owned. What's so hard to understand.

Also a dwelling is a house. At least according to the dictionary. And from the info on that web site.

What ever goes in there the name of the business should be "The Old Dairy Queen". Might as well name it what every one else will be calling it.
