Rezoning for South Cobb / East-West / Cumberland Pkwy Intersection

Rezoning for lot at East/West and South Cobb Dr set for Dec 17. Rendering on Columbia Properties website inappropriate for the direction we want, whereas the original plan was satisfactory.

I drove by the parcel at the intersection of East/West and South Cobb Drive (where it turns into Cumberland Pkwy) today and saw a rezoning hearing sign set for Dec 17. Since it was nighttime, I have yet to go to the Community Development office to see it (I wish that stuff was online).

I will check out the plans in Community Development sometime in the next week to make sure I'm not jumping the gun (maybe someone here can beat me to it and post it), however I went to the Columbia properties site and saw the following brochure showing what looks like the elimination of the roof-top dining in the rendering along with the elimination of the upper floor! I am very disappointed and believe this is the wrong direction for our area.

Their original plan was not great because it wasn't mixed-use but it was marginally satisfactory since it had the rooftop dining and therefore looked more upscale (even the staircase makes a huge difference) and also offered views of Atlanta (even if we have to pay for a meal) which their buildings will partially block out.

The new plan will not only block out views without re-mediation from roof-top dining, but is just another strip mall. We don't need more strip malls to eventually add more blight on South Cobb Dr when we are trying to fix the existing problems. Nor do we need such sparse development and poor use of land near the densely packed Silver Comet Trail. We don't need it downscaled to save a few bucks in the midst of million dollar homes.

I just want to say that if this brochure is what they are planning, we need to thoroughly oppose the re-zoning. Especially those of us who will pass it everyday but I think it's important for Smyrna at large. They should either remove the rezoning request without prejudice and rethink it, or should up-sell the land to someone who can make proper use of it.
