Smyrna Developments

Smyrna has definitely arisen from the national recession and developers in Smyrna are treating it like they just took a few year nap. Developments and zoning requests in and around Smyrna are provided in this blog entry.

New development is coming to Smyrna. This blog entry is for a summary of new development and zoning requests I know of besides Jonquil Village and Belmont Hills.

* Concord Rd Steel frame: Smyrna announced at the last city hall meeting that they are selling the property at Dunton Street for $350,000 to Peacock Partnerships, a medical facility architecture and development firm (http://www.peacockarchitects.com/). It was sold for a profit of approximately $100,000.00, though I imagine that's ignoring small fees they probably paid for various services such as inspection. We should request the profit be used towards putting a park at the intersection of Spring Rd and Atlanta Rd.
More info: Smyrna originally purchased it to demolish, but they gave some time to sell it, raising the ire of many who said Smyrna shouldn't be in the real estate business. The first contract had a time limit for due diligence which expired. However, they received three new offers, narrowed down to Peacock Partnership and Goddard School. Peacock plans to use it for medical offices. I don't know whether or not they plan to use the existing frame and just finish it. If anyone knows, please share. Otherwise, I may at some point drop by community development to see the plans. I personally hope they plan to build it out since the frame looks like it could be turned into something as nice as what's across Dunton Street.

* To hopefully help eliminate vacancy issues at Market Village, Omni Business Services purchased 1290 West Spring Street out of foreclosure. It is the brick building across from city hall with an expected 40-50 jobs working at Market Village at an average salary of approximately $60,000.00. This should be good steady stream for shops in the area. Omni has signed leases on two of the ground floor spaces. They are making improvements of $265,000.00 to the property and Smyrna is waiving the fees in lieu of the impact it should have on Market village.

* The dilapitated Sonny's Barbeque on 2717 Spring Road is being replaced with a discount tire. It will be a 9,842 sq. ft brick building at total construction cost of $1,127,374.00. The demolition of the old structure has already occurred. Work is being done by DLP Construction Company. Bays will be faced away from the road to the West to avoid an eyesore. The fact that a prime office lot in Cumberland will be used for a discount tire is a bit of a disappointment to me but not a surprise considering how many lots along Windy Ridge and Circle 75 are still undeveloped.

* The Dunkin Donuts and Baskin Robbins on Cobb Parkway is in the process of being gutted for a new design.

* You may have noticed Overton Park is hopping with construction vehicles and moving dirt, even after the new Hyatt express hotel has already been completed. Two Overton Park is under construction, which will include a gorgeous 14 story all-glass office building, and that's just a small part of the new construction planned on site. The site is huge and the new construction will dwarf the existing building, with potential of additional office, retail, restaurants and residential.

* Townhomes are under construction between Fleming St and Hill St near the future Belmont Hills.

* Riverwood 200 in Cumberland is progressing and already renting units in the Walton apartments portion of the project.

Zoning requests:
* A Quicktrip will be replacing the Texaco at South Cobb and Cumberland Parkway. It will also use the land formerly held by the Kentucky Fried Chicken that was torn down. I don't know the design, however with a prototype RaceTrac around the corner, I imagine the gauntlet is being thrown down by QT, declaring war on RaceTrac! As such, it'll likely be a prototype Quicktrip, like the picture I attached which looks eerily like the RaceTrac already there, but this is only speculation. However, whatever it is, I only think it can look better than the existing Texaco.
* McDonald's at Spring Rd will be replaced with new prototype. I'm not exactly sure which prototype they will choose, so I added pictures of a few prototypes I've seen. I imagine the city council will have some control over it, and I suspect brick will be favored since that's the current trend.
