When Is THE Best Time to Sell a Home in Georgia?

When's the best time to sell in Georgia? A new study reveals the busiest month for home buying and selling in Georgia.

These days, more and more home buyers begin their search online. Internet real estate giant, Trulia, just took a look at trends on their site. To determine the peak month or months the housing market heats up in each state, they reviewed 6 years of data. According to their study of new home searches between 2007 and 2012, they found search activity usually peaks around March or April in most states. After a slight dip in May, a second peak comes in June and July. They also determined that, nationally, no state has much activity in September, October, or November. December has the lowest searches of all.

It makes sense to say spring is the busiest time of the year in the housing market. Come March and April, curb appeal is improved by lawns beginning to turn green again and families with kids want to move during the summer break and be settled before a new school year starts.

According to Trulia’s findings, Georgia fits this logic perfectly. House hunting activity in Georgia peaks in March. Here is how the results break down for every state in the US:

  • January: Hawaii
  • February: Florida
  • March: Arizona, California, Delaware, Georgia, Idaho, Iowa, Kentucky, Maryland, Massachusetts, Michigan, Missouri, Nebraska, Nevada, Ohio, Oklahoma, Pennsylvania, Virginia, Washington
  • April: Colorado, Connecticut, District of Columbia, Illinois, Indiana, Kansas, Minnesota, New York, North Dakota, South Dakota, Utah, West Virginia, Wisconsin
  • May: Real estate activity does not peak in any state
  • June: Mississippi
  • July: Alabama, Alaska, Arkansas, Louisiana, Maine, New Hampshire, New Jersey, New Mexico, North Carolina, Rhode Island, South Carolina, Tennessee, Texas, Vermont, Wyoming
  • August: Montana and Oregon
  • September-December: Real estate activity does not peak in any state

One thing to remember about Trulia’s search results is that they only tell us where people are searching. They don’t tell us where those buyers are coming from. Regardless, whether you’re looking to buy or sell your home, getting in sync with the rhythms of your local housing market is important. Home sellers looking for the most buyers should list when search traffic peaks. Homebuyers, however, might think about postponing their search until the off-season when there’s less competition. On the flip side, there’s more choices when you’re buying during peak seasons.
