Here are some elevations submitted by Branch a couple weeks back. I actually got these early last week and I apologize for the delay in getting these up. I've been really busy and seeking out this info for people is just volunteer for me. You can click the renderings to see a slideshow. To avoid causing any excitement, this is for the same plan already rejected and these are not yet approved by the council. So they are just standard submissions. Yet they are good for providing feedback on aesthetics. I'll let them speak for themselves other than to say:
The overall design of the buildings is decent. Maybe some additional treatments, some more lamps beyond the ones Smyrna already paid for, replace some of the clapboard sections with painted stucco, etc.
One thing I noticed is no brick crosswalks inside the development in the renderings. The only crosswalks I see are near Atlanta Rd. Is this an accidental or intentional, e.g. to save money? We'll need to make sure the council stipulates crossings inside the development to make it walkable for residents there as well.
I also don't like how the resident parking isn't sectioned off with gates. I can't see how the residents will appreciate that. The parking thing is kind of horrendous. They are being cheap without underground parking or a parking garage.
Another thing, in my opinion, is now that the city has the $350,000.00 for the sale of the Dunton/Concord property, the city should make the corner property on Atlanta Road not owned by Branch into a park/plaza. It'd be a great spot for one.
And finally, why are they ignoring the TAD money available which they could use to spruce up the design enough to get it TAD-approved in the first place. It sounds like free upgrades, so why are they continually passing it up?
